Our property management portfolio includes more than 900 units between commercial and residential across the Emirates. We currently manage 4 Towers in Dubai, 3 Towers in Sharjah and One in Ajman. The Total portfolio under management currently exceed AED 800 Million worth of properties. Our Property management team uses a state of art CRM system ensuring all tenants and property related records are stored and managed in the best possible way.

Prospective Tenant Screening

We screen tenant’s employment stability and credit worthiness before signing any tenancy contract to avoid any unnecessary delinquencies or cheque returns in the future.

Effective advertising via high traffic digital portals, Google AdWords, display networks, and previous clientele base.

Large in House Leasing Team

Unlike other Property Management companies, we do not solely rely on other agencies leasing agents, at Tanami Properties we have on board our own Dubai Land Department Licensed agents who will ensure minimal vacancy period and a professional service.

Pre-handover and routine inspections

We offer extensive inspection reports on the check-in/check-out process to maintain unit condition and prevent future disputes with tenants.

Efficient tenant management and rent collection

To ensure unit supervision to oversee subletting or damage, tenant activity records inclusive of communication with management, tenant relationship management and efficient rent collection.

Dispute resolution

By intervening as a neutral party offering solutions prior to escalations in disputes and managing situations with the RERA comity on behalf of the landlord.

Repairs and maintenance

We ensure timely maintenance and periodic inspections while managing minor maintenances from tenants deposit ensuring the landlord is getting the maximum rental yield with minimal deductions.

Dedicated property supervision

Our quality team offer comprehensive support on day to day management issues, repairs, maintenance and transfer of utilities and coordination with the Facilities Management company.

Lease renewal

The dedicated team ensure leases are renewed in line with UAE rental laws and regulations and rent increase notices are served to tenant 90 days in advance according to Dubai RERA index and other Emirates rules and regulations.

Reporting

We will ensure consolidated system generated financial and units’ conditions reports are sent on a periodic basis to Property owner.

Rental market analysis

In-house data analysis to provide the latest achievable market rental rates while maximizing occupancy.
