The premise is disarmingly simple and quietly radical - if living rooms could double as boardrooms and kitchens could turn into creative studios almost overnight. This is not just an address built around desks and glass partitions, but around people, pace, and the unmistakable warmth of Rove's hospitality DNA.

Set on a 76,038-sq-ft plot directly on the Dubai Canal, the tower rises through 23 dedicated office floors above a layered base of five basement parking levels. As well as three podium parking floors, a ground-level arcade, and a fourth-floor podium amenity deck, before crowning itself in a rooftop level known as The Crown. Up to 22 modular units occupy each typical floor, served by a bank of twenty-one destination-controlled elevators - fourteen high-speed passenger lifts, five shuttle lifts, and two service lifts - engineered so that no wait exceeds thirty seconds, even in a building carrying nearly a thousand parking bays across eight floors. The facade reads as an extension of that same generosity: sweeping curtain-wall glazing is broken at intervals by sculpted, stepped terraces and private outdoor courtyards that ease the envelope floor after floor.

Inside, the commercial aspect is organised into two distinct collections, each answering a different rhythm of work. The Modular Office Collection - spanning Studio, Deluxe, Executive, and Simplex Edge units is built for on-demand growth, with combinable floor plates, each configuration arriving with its own private courtyard and smart, adaptable furniture. Above it, the Loft Office Collection - Loft Edge, Penthouse Lofts, and the singular Presidential Loft - trades footprint for volume, with soaring double-height ceilings and a private mezzanine level known as The Nest, complete with a resting den, kitchenette, and business quarter tucked above the working floor. For bespoke requirements, an A La Carte option beginning lets larger occupiers design a floor entirely around their own brief.

That same intentionality carries through every interior gesture. A dedicated Modular Collection furniture matrix - organised around Work, Focus, Live, and Breathe zones - equips each unit with adaptable pieces with the same design care as the guest arrival of a Rove hotel. On the ground level, the reception lobby is conceived as a curated pause of art, greenery, and considered materiality, opening onto The Block, a pillar-framed hall built for multi-cuisine dining, events, and quiet reading corners alike. Two full amenity floors - Reset 16, with its indoor semi-Olympic pool, spa pods, sauna, steam, and plunge pool circuit, and The Hub, anchored by a vertical Upresso café and combinable meeting suites - sit within a total amenities footprint of 120,000 square feet, close to a third of the entire building.

Every one of those details eventually folds back into the same idea: that Office should be a feeling, not an away message. Occupiers are supported by the HQ Desk, a corporate concierge developed in partnership with Cushman & Wakefield Core, handling everything from dedicated call answering and enterprise-grade Wi-Fi to smart bookings and mail logistics. While Rove connect extends preferred hotel rates, F&B privileges, and priority access to future Rove-branded launches across the wider ecosystem.
