One by Preston's master plan is designed as a G+4 residential developments to maximise land utilisation at ease. Amenity planning based around existing rooftops and achieving low-rise design, as this will encourage a more community based and interactive living environment. The building's layout includes 50 total units, in three configurations, plus extra rooms on the rooftop for amenities that span over 20,000 square feet. A rooftop-centric strategy can enable recreational and wellness spaces to function without access to the ground level, leaving residents in continuous access to spaces for fun and relaxation. The concept as a whole incorporates a considered mix of density, livability and asset value over time in one of Dubai South's most promising micro-locations.
